It Is pretty easy to find financing for 75k, I have a few properties that I purchased for 80-70k.

Can I use Solo 401(k) as source of funds to pay 25% down and leverage debt for remaining principal amount to purchase a duplex that I will owner occupy and rent the other unit?  

Properties have to be purchased in cash the day of auction, so besides raising private money from friends and family, are there any private money lenders that will lend to me using this strategy?

Your responsibility to defer all tax is to purchase at least as much as your net sale (70% of the total net sales price) and to use all of your net proceeds to do that (70% of the total net proceeds).How you accomplish that and with how much debt is totally up to you
