My questions are the following:1 - when using HML, that's considered financing therefore do I use the 3rd Party Financing Addendum or is there a different addendum that  I need to use?

Are you following the submission instructions in the MLS?

The efforts put in are half for the commission and half for the self-education so that I've analyzed and followed through on some deals for others before I'm able to dive into some myself.

To follow this plan will require some self-discipline practiced daily, especially if this mindset doesn’t come naturally.
