I'm just curious to see how it has gone for those of you that have already added adu's to your homes.Contrary to what ADU developers promote, adding an ADU is one of the worse RE investments.

Please use the Promote Your Real Estate Buyer's list or Make Deals, Find Partners, Mentoers etc (if you have specific properties) for actually looking for buyers.

Then, more advanced stuff that those without licenses will have a tough time with: active real estate agents working the area - so i can call them to preview my house - in case they run into potential buyers they know of in their office, Then, I have Listingbook software on my I-phone ( Works with MLS data- by subscription)- that actually knows the number of searches of homes in any given area - so I can blast a promotion of my house to all the agents that have clients looking in the area (not just my subdivision -unless that is what I want), and...for the investor in me: track all the mortgages recorded against the property, so I know how low of an offer I can make - based on the mortgages on the property.

If you are doing a GP/LP structure (with a preferred return) - cashflow is distributed based on ownership stakes, then GP promote kicks in once preferred return is met.If you are doing a GP/LP structure (without a preferred return) - GP promote is taken off the top of cashflow distribution, then LP ownership stake kicks in.If you are doing a JV structure - everything is split based on ownership/capital contribution If your goal is to syndicate real estate, you definitely want to become very knowledgeable in how splits/promotes/fees work for GP/LP structures.
