I've got my eye on a property in Jacksonville, Florida, and I'm trying to gauge if it's a smart investment.The deal:Asking Price: $102,000Type: 3-bedroom, 2-bathroom homeUnique Aspect: Currently rented out in separate unitsRental Income: $1,600 per monthNet Profit Post-Expenses: Approx. $1,200 per monthI'm at that crucial point where everything seems a bit overwhelming.

However, realtors believe it's worth $25k less than my asking price, which means I'd still be $25k short post-sale.

They don’t do much marketing, it’s up to you to promote it, so you probably won’t have a lot of strangers ask to book.

Still waiting for someone in the 10M bp posts to outline a way someone could be sued on a single family home that isn’t covered by insurance that was not gross negligence.

I've also appreciated you reading through your insights on other posts in the forum.Scenario 1 sounds like the right first move if I can find a place in my budget. 

What I see very commonly on these forums though is, using this post as an example, "things to look out for in properties prior to 1960 construction".  

I posted a handful on the MLS but mainly just received interest from people who want to owner finance (open to that as well but not many are qualified).How would I reach out to an investor who specializes in this?

I've been posting about the properties but not specifically stating the non-assignments.
