When flipping houses in short time periods do you believe it is better to contract the services (i.e. painting, landscaping, and minor improvements on the scenario that the house was only needing minor cosmetic improvement and you were able to get it at an undervalued price) to get the job done quicker and more professionally so as to have it back on the market quicker which in turn will shorten the months in which you will pay the mortgage payments on the house, or is it better or equal to do the actual jobs yourself?

I typically rehab and flip lower end ($50K-$70K) houses, several of my buyers speak almost no english (heck that's why "google" has free translations) but always pay on time and those houses pay like the devil!

There is no one book, or one source, other than an experienced professional, that can begin to provide enough localized information to enable you to make informed decisions.Expecting that all "Real Estate Professionals" should be able to properly advise you regarding investment property is like expecting all Doctors to be able to perform heart surgery, or all accountants to know the intricacies of the tax code.

There are small additional fees for translation services, foreign corporation registration and similar items, but nothing that I think you would call extravagant.

Include a copy of the original subject to appraisal, so that it may be compared to the new appraisal that will be done for the refinance.The idea being that you want to appear as organized and professional to the underwriter as you can.
