The only "savings" is if you were coming from another private, untraded syndicate with high fees (which isn't that common for the majority of people on BP).

My question to that response is...What ways or methods would you go about in finding and locking down private money for your deals?

It's a small expensive private school, the parents are usually upper middle class to wealthy.

@Kirby Logan to put it to you straight - you won’t find duplexes in the 150-200k range in North’s Dallas.I’ve closed on a duplex in Garland for 180k but that was a 1/1 shotgun style duplex.

My partner is also an agent and he has flipped one house successfully already, and has 5 duplexes buy and hold style currently.We recently bid on a house that was on auction.com and won it.

What are some of the ways you guys have secured private money loans, and how has it worked for you?
