You have to have a budget for marketing.

Most of the Flippers that are doing this successful and on a consistent bass are doing direct to seller marketing and finding properties that way.  

In some market areas that is large and in others that is small.

The loan is qualified based on the actual or market rents of the property determined by a lease or appraisal.

I currently own 3 properties, farm, rental, and private residence.

Does anybody have any thoughts on Springfield or any good markets for someone who is looking at the $150k range? 

I also suspect home prices would initially rise on the first 1-1.5% of cuts, but ultimately fall once we get to the 3-4% range as large  pre-pandemic supply comes back online, compounded by boomer land lords selling realizing the top of the market is in the rear view mirror (at least for them).If you eventually get squeezed on lower rents and valuations as the market normalizes, the ability to BRRR your pandemic era deals will be limited, so how do avoid trapping capital in the deals you already own from this environment? 

We have a verbal commitment on an off-market property in Ohio and need a purchase agreement drafted.  

If he has an existing below market rate mortgage by allowing a buyer to receive the benefit of that mortgage he may be able to obtain a higher price than a cash or new financing sale would bring2.

Hi @Summer Shelton I'm not sure about the loan limits in your market in Florida but I do know that would not work in Chicago.
