It's a nuisance but usually petty in the scheme of things--curse words spray painted on walls, toilets clogged up with toilet paper, holes punched in walls, carpets purposely stained with Kool-Aid, etc...Some (very few--but it happens) will have to be carried out by 911 first responders--either dead from natural causes or from self inflicted reasons (goodbye cruel world kind of stuff).

To eliminate most ESA scammers, make sure applicants claiming an ESA know that they:have a right to an ESA (even in a no pet building), have responsibilities to properly care for and control the ESA AT ALL TIMES-- including preventing nuisance barking whether they are home or not and IMMEDIATELY picking up pet waste.

We are definitely exploring options, but all of the looking for posts clog up the feed and actually make it more difficult to improve our search.

I only give them a short time (about 5 days) to meet for the lease signing before they lose their exclusive rights to the unit, so this prevents someone from dragging their feet after they've signed the contract to hold.Once the lease is signed, I take down the ads and send out emails to people in mid-marketing flow letting them know that the apartment has been rented but I will reach out if something falls through.
