I think for me personally, too many unknown factors to pop up down the road (consider a vacancy for example) that could make a -1200 NOI easily turn into double or triple that, i don't think i would be comfortable with that investment strategy personally.following this post to see what others think about it :)

Hi Ian,One point of doing business together is does the person believe you're "Outfit" can do what you say they can.I'd say just be yourself, and make a friend while you are there.Even if this deal is a no go (things beyond your control), maybe something in the future will pop up for the two of you.And just be yourself, and don't wear dirty construction boots into his home (or anything like that).Good Luck!

There are some other coverage types that may pop up from time to time like ERC (Extended Replacement Cost) or GRC (Guaranteed Replacement Cost), but these don't seem to be the norm when it comes to investor policies.Co-Insurance - 80% or 90% co-insurance simply means that the insured / investor "could" become a co-insurer after a loss if they don't keep correct limits/values on file.
