If this is the case, then how do I go about presenting the deal to a hard or private lender without a concrete deal?

With a foundation of basic knowledge established, I am excited to begin networking with the BP community and taking concrete steps to acquire properties in the coming months.I look forward to  networking and engaging in team building opportunities.

Working on design for 1000 sqft home to get “exact” or ballpark for that including concrete around house and pergola in back… (adding cushion for unexpected costs)- what percentage would you say I should add for that? 

Rehab: 55x16 ft concrete driveway $11k cost versus $3k seller credit.

The entire line is beneath a concrete sidewalk unfortunately so I'm thinking digging and replacing would be too expensive.Anyone have any suggestions or company recommendations?  

As I get a more concrete idea I will probably add additional information to this thread. 

Obviously, this all depends on seeing the property inside and getting more concrete information.Please let me know if there are any other expenses or numbers I may have left out.

We are all "high rollers" whom "value our time" so much that we can never be bothered to chat up the handyman in the tile isle at Home Depot or the concrete guy pouring a patio at the house down the street. 

I still have my license and can go active at anytime but for now I'm polishing up on my construction skills!

Anything ridiculous gets turned in to insurance, and anything criminal - think concrete in toilets or cabinets torn off walls - goes to the police.
