Yeah, I have unfortunately tested every website platform so far (WIX, Square Space, WordPress)...

I am under contract for a 4 unit property with a lot of poorly allocated space from additions over the last century.Utilities are separated per unit already.One first floor unit has enough space for to be a 3bed/2bath or convert to 2 - 1 bedroom units4 unit ARV is $240k, $2800 gross rents5 unit would be $3400 gross rentsWhat other issues other than being forced to use commercial financing should I consider before making the conversion?

Just make sure you find someone who has similar lifestyle as you (noise/cleanliness/etc) - vet them just like you would a normal tenant and interview to get a sense of their personality.3) I purchased in 2015 so prices were lower than now (from a cashflow perspective), so may be harder to attain now, but the other 2 units + 2 parking spaces paid for all the expenses w/approx $400 left over... but I also sacrificed area to get a good deal/income I wanted. 

I'm now a buyer in the Raleigh area from Virginia looking for the more modern Copperheads in crawl spaces, Owls in chimneys and flirting with bats in attics. 

I am relatively new to the Bigger Pockets forum space (albeit I’ve been following the YouTube channel for about a year now).

There's usually some good locals that monitor that space and should be able to provide some recommendations.  

Now there are ways that you can advertise not only on Facebook but off of Facebook through the audience network (a list of website and apps that Facebook owns advertising space on).

Or in my case, the retailer is near bankruptcy and drag the space out. 

In short, I’m extremely interested in the space, and I want to get involved.

Many business would still require physical space to run which are service based but still a huge amount of space will left vacant and supply will of commercial real estate will increase and demand will decline.
