ARoofstock seems appealing as it purports to be seamless, contactless and pretty much headache free.

I don't want to be naive about this deal though. 100 or 200 units is definitely more appealing to us...

I think there is still opportunity in purchasing homes with great curb appeal, high rated schools, nearby shopping, amenities, etc.... but need some interior work. 

So I go into it with a good budget to at least put down a floor and make it more appealing. 

I did find this: In a decision passed down earlier this month, a California court of appeal ruled that a right of first refusal contained in a written lease is a nonessential term that expires when the lease term ends and the tenant becomes a holdover tenant, unless the parties specifically indicate that the right of first refusal shall carry forward into the holdover tenancy.

The county that your property resides in will likely have a window for you to appeal or protest the new assessment.

For example a woman may not want to share a home with a man (and some men don't want to either) they don't know but if it's a situation where the house is split and everything is professionally handled I think some people would be more interested, basically it's a more appealing arrangement to a potential tenant from my perspective.

It makes my offer look more appealing as they walk away with more money, and the agent gets more commission than they normally would have.
