Dual Agent and discount
Hello, I live in a super red hot seller's market and I am looking for a leg up over the competition of buyers. I was thinking, if I called an agent of a property I am looking at and asked them if they would be interested in being a dual agent and if they would be willing to offer the seller a 1% discount on the overall commissions if they accepted my offer. This would build in a free discount to the seller that I wouldn't have to pay for. It makes my offer look more appealing as they walk away with more money, and the agent gets more commission than they normally would have. Seems like a win win win. Am I missing something? Is this unethical, uncouth, or against the law?
