I am a new wannabe investor trying to learn and master wholesaling and specifically a direct mail campaign.I was hoping to get the BP community advice: What kind of list should be targeted around the Atlanta beltline for direct mail.

In the mean time I am trying to learn what I can when I can and am looking into some Real Estate masters programs that are distance learning friendly. 

We are looking to start strong so here is my question for everyone.We want to take some of our down payment to remodel the master bath and master bedroom so we can get the house appraised.

Many carriers will not insure any student housing unless they tenants are going for a Masters or PHD then they do not care about them being a student.

Before the renovation, it was a 1,456 sf 2 bedroom, 2 bathroom, with an oversized attached garage, a clunky layout and a super-kludgey "master" bathroom.

I was helping out my father in law and found his master bath fan had been venting into the subfloor between the basement and main level for some 40 years.

His "management" estimate was 6%....on a tired looking 17-unit plex built in the 60s that has master meter utilities. 

About 3 or 4 years ago I built a custom shower in my master bath, a big walk-in unit.

@Brie Schmidt I found the following under the Massachusetts general laws defining condos:''Common areas and facilities'' shall, except as otherwise provided or stipulated in the master deed, mean and include:—(1) The foundations, columns, girders, beams, supports, party walls, common walls, main walls, roofs, halls, corridors, lobbies, public stairs and stairways, fire escapes and entrances and exits of the building;(2) Installations of central services such as power, light, gas, hot and cold water, heating, refrigeration, air conditioning and incinerating;(3) The elevators, tanks, pumps, motors, fans, compressors, ducts, and in general all apparatus and installations existing for common use;
