You have to be smart about your expectations and not expect them to do hundreds of comps for you without you providing some listing leads.Keep the door open for this possibility by avoiding negative talk about realtors and commissions when you are working with your prospect.

The properties in the better parts of town seem to go up in price quickly, they're not giving anything away for sure.Also, while I'm a firm believer in always pulling permits for my projects, unlike some of us who will renovate entire buildings without pulling a single permit (I think it helps me sleep better at night!)
