For those in the Milwaukee area, I just wanted to thank Zech Evans and his fath in law Michael who came down last Saturday in the near sub zero temperatures to check out a city property with me and write a bid to submit with the offer. The city grossly underestimated rehab costs, but Zech gave a fair estimate as to what these would cost including partial excavation and replacing of foundation block and replacement of 29 windows in order to meet rental weatherization standards.

Firm believer in karma, so hopefully the powers that be in the city of Milwaukee will see the rationale in these bids and allow me to take a tax burden off their hands and bring Zech and Michael into the rehab!

Interesting, It sounds like the city is underestimating repairs. Here in Baltimore it is just the opposite. You have to prove you have $250K to renovate a property that will take half that to renovate. The problem is if you really spent $250 it is in a neighborhood that is only worth $175. And the city wonders why they have so many vacant houses.
