I read in David Greene's BRRRR book, that if you have a college degree in the field you just started working, that could count as multiple years of paystubs.

Also in the core areas you will more than likely have to pull city permits as the neighbors have a vested interest and are nosy so they will report you.

I started a syndication business with a friend from college a couple years ago.

Both of my tenants are college students and not sure if they would even go for that in the middle of the school year.

I may have heard of people self-closing quickly with minimal risk after an owner and encumbrance search and DD with the city and county as to permits, utility bills, code violations, assessments and taxes.I may also have heard this isn't recommended for beginners at all. 

What's your experience there - have you been renting primarily to college students?
