The quality of tenants are generally really nice but something I've learned is that just because they look great on paper in terms of occupations and finances doesn't mean they'll be great tenants.

I take those mailing labels for printing on computers and print:"Furnished Houses in Coffeyville KansasAll Bills Paid, Weekly RateBetter Call Paul xxx.yyy.zzzz"Then I put them on the paper jackets of XXX movies that I leave in my STRs.

I am fairly handy, and remodeled my previous home myself, as well as fixed simple to intermediate electrical, plumbing and HVAC problems.Part of me thinks that a good PM can help mitigate liability or legal issues, and that hiring licensed contractors will also help with liability, and it’s just the price to pay to keep things with a paper trail.
