I have been learning a lot about notes over the past three years through many sources (REI seminars, books "Paper Profits", and currently The Banker's Code"), podcasts, 401K Trust Companies/Custodians, note sites and blogs, including BP., NoteMBA, Distressesd Notes, PPR Fund, Notable Capital Fund, Naked Notes, The Note Queen and The Note Assistance Program).  

The quality of tenants are generally really nice but something I've learned is that just because they look great on paper in terms of occupations and finances doesn't mean they'll be great tenants.

I take those mailing labels for printing on computers and print:"Furnished Houses in Coffeyville KansasAll Bills Paid, Weekly RateBetter Call Paul xxx.yyy.zzzz"Then I put them on the paper jackets of XXX movies that I leave in my STRs. 

I understand the pros and cons of each on paper but hearing from someone who has actually done it would be helpful.

The more that is in writing or drawn on paper, the better.

Does a JV primarily just consist of a piece of paper outlining terms and conditions between partners? 

I am fairly handy, and remodeled my previous home myself, as well as fixed simple to intermediate electrical, plumbing and HVAC problems.Part of me thinks that a good PM can help mitigate liability or legal issues, and that hiring licensed contractors will also help with liability, and it’s just the price to pay to keep things with a paper trail.

I suppose this forum is a way of taking my slow studies and putting them on paper.

Something I would add to the above sentiments is this:  true . . . agents are aplenty, but not all agents are worth the paper their license is printed on. 

On paper, my numbers are looking like it will cash flow nicely.
