All these questions just makes investing outside of the US much harder in my opinion, and unless you know the answers to all of these (perhaps your home country) then I would suggest otherwise.

hey guys I'm just getting started in rentals and was curious to know what the opinion is for you guys if it's worthwhile for me to focus on the cities of Lancaster and reading for rental units?

I don't want to lie and say I'm a cash buyer but it seems like there's no way around it since the opinion of wholesalers is so low.

There are ALWAYS opportunities in real estate no matter how the economy and market is overall so TODAY is a GREAT day to start and continue investing in my opinion.

There's nothing wrong with that, but I am of the opinion that if one is after better performance (often associated with better built), then one is wise to look not only at the thermal performance of the glass, but onto the Performance Grade of the unit as a whole.

Sole Proprietorship provides you no asset protection, so there is no point in my opinion.
