If the BRRRR process goes how it is meant to go, you should receive all of your invested cash back once you refinance making the math pointless as a zero should be in the numerator portion of the formula and zero divided by anything will always result in zero.

So if they won’t credit you for the issues found, you can still choose to cancel the deal. they probably don’t want to be bothered to see the inspection report, not sure if in NY state they would be legally required to disclose if you actually send them the inspection report after.To waive appraisal contingency is very common when there is a bidding war, but if they pick you with 5% down, it’s probably not that competitive.

but they sell there 1600 sq ft 3 and 1 for 600k come to Canby buy form me for 2200 sq ft 4 and 2 semi custom brand new upgrade nicely upgraded and no bidding war.. price is the price of course and we are sold out right now but i have 60 more coming in the next 20 months.. all our buyers are coming from Oregon save one from Texas..
