I'm very new to wholesaling (literally two months into the game), I'm getting ready to start a direct mail campaign for motivated sellers.

This is my first wholesale deal and my once motivated sellers aren't so motivate anymore.

could possibly go lower depending if i asked since i can tell he was a out of state motivated seller . any feedback would be appreciated 

I'd suggest listening to BP Episode 205 (Jered Sturm) He happened to have found a Tenant/PM who was motivated to learn how to be the on-site PM (for free rent!). 

It will motivate you like perhaps no other book in your life will.

I am a motivated buyer.

There's numerous industrial and chemial plants several miles away and a lot of workers are from out of state getting paid great money and are willing to pay a bit more or split to have a nicer place than some of the basic trailers they usually set them up in.

Seller's motivation is to stay and only selling because of Health problems.This seems like an incredible opportunity for me to partner with someone so experienced although I know his experience is not with large multifamily.

We are both hungry and motivated and hope to eventually do this long term and make it our primary source of income.We are looking for a motivated buyer's agent in our area who focuses on investment properties who is looking for a long term client.
