Since your lease requires the (business) tenant carry a commercial general liability insurance policy , and that it names you as an additional insured on a primary and non contributory basis, you tender the suit to your insurance policy and that of your tenant.

Hi All,Been a landlord for a few years in CT, but am curious as to what others are doing concerning 2 items:1) Insurance for non-owner-occupied Multi-Family properties.I recently switched a 2-family that I used to partly owner-occupy to a Landlord policy, since it is now fully rented.It's in a great area, in awesome condition, updated plumbing/electrical/safety, etc.

BP Members,Unfortunately have had a bit of a rough patch with 2 separate tenants and I am preparing for suing for non-payment.A peterborough tenant has already been evicted but I cant find their new address in order to sue.

If you wait until the end of May and the non-paying tenant doesn't move out, you'll just be that much further behind.Also, it sounds like each tenant is responsible for paying just their share of rent.

I think that if you're repeatedly fined and found in non-compliance, you could end up in court so you need to make sure that your property manager is handling that stuff (and letting you know when its occurring).I have a clause in all my rental agreements that says if I get fined for something the tenant did (like loading up the tree lawn with garbage) - the fine gets passed to the tenant.
