Im trying to figure out a solution on how I can keep the tenants occupying the home, while my end buyer can make repairs on both the units for about 2 months to add value to the property and potentially raising rents. 

I would like to purchase a multifamily unit and I am not able to live in one of the units. 

We are in Birmingham MI and own over 100 units personally in Metro-Detroit. 

In one unit we installed a tub/shower combo, four pieces I believe.

If you're focused on the larger 2-4 unit buildings heading more North Shore, Merrimack Valley, and/or Southern NH is going to yield much better value.

This means that some units just need a $5 or $10 increase, while others might need a $75 increase  or even a $100 increase. 

The advantage is that, by living in the smaller unit and renting out the larger one, you generate a lot of rental income!

Many times this requires a rewire for both units.

I have a 16-unit apartment complex and have made every mistake in the books.

There are not many multi-family options available in my local area, and the ones that are available are overpriced or the current rent rolls are extremely below market average($200-$400 per unit).
