Are loans good for a down payment?

I'm interested in Real Estate investing and have been saving money for a down payment. I would like to purchase a multifamily unit and I am not able to live in one of the units. I'm just short of 30k and recently I have been getting a lot of loan offers should I accept one of these loans to use for a down payment or is this a bad idea?
