Hello BP contributors, I was curious if any active investors (3+ deals 2023) would share or breakdown a SFR or 2-4 Multi Unit investment property they purchased in Columbus, OH this year.

This property is poise to appreciate in value while bringing in substantial cash flow per bedroom while house hack is active.

With that in mind, is one year too early to refinance?

The cap rate is your key initial indicator for "profit" but when you evaluate properties, bear in mind that many times the current expenses are inaccurate for a variety of reasons, the most likely of which is deferred maintenance which will come back to bite you later.

Best way to find buyers and ones that are actively looking so I’m not sitting on deals? 

If you have a buyer in mind for these properties already you could try earning a "finders fee" rather than a full wholesale but I don't know the legality of that if you aren't a licensed agent.

Bear in mind that the 100 Amps is never being used all at the same time.
