I did a cat pee house flip and it was horrendous. the cement was so bad in the garage where she kenneled cats .. we used peroxide from a beauty shop by the gallon, pored it on the concrete to lift the odor out up from the concrete and did several applications,, rinsed with water,, and then used odor medic, expensive, and then ozone machine, and then painted the floor. took like 4 weeks to get to the point where we could tolerate the garage to be able to smell a difference.. we honestly thought about tearing up the cement floor in the garage it was so bad.

You won't find medical doctors being taught a new procedure by a non-physician retired salesman, you won't find a lawyer going to law school being taught by a some basket weaver......real estate is much different, most all of these gurus are "pitch men", they don't teach business or law or real estate, they show programs or schemes that are their product.

When I look at various states of which to purchase non-performing notes, in addition to judicial vs. non-judicial, I also look at length of process time, if the state has redemption rights back to the borrower, and the length that borrower has to exercise their redemption rights, costs of foreclosure, whether the state participates in Hardest Hit Funds, and where the state requires any special debt collectors registration.
