I'm looking to network, get advice from people that have been there, done that, and eventually pull the trigger on my first property!

Stay on the market, recognize a good deal immediately, pull the trigger before others catch up.

So far tho I’ve looked at 4 houses all around the price range of 25-45k and major issues are always keeping me from pulling the trigger (failed foundation, sketchy seller who didn’t inform me about plumbing issue but knew bout it, houses in 10 times worse state then mentioned).

I'm willing to be *really* flexible with location, quality, whether or not I van-hack in my driveway -- I just don't wanna sit forever on my cash and never pull the trigger >.

I am born and raised in West Michigan and invest there with my partner, I moved to wisconsin near madison in 2012 and know that area quite well but haven't pulled the trigger on investments there yet as the numbers are so much better in West Michigan right now, definitely interested though. 

He has $80k in cash just waiting to pull the trigger.

@Wayne Brooks wouldn't the transfer of title trigger the due on sale clause?

If you decide to start outside of your own backyard it's imperative that create this boots on the ground network before pulling the trigger on purchasing otherwise you'll be putting yourself in a high risk situation.  

Your tax would increase upon purchase which is likely triggered by sale of property.
