And BP is no different just look at any thread that's 2 years old you won't hardly recognize the names because they are gone or they were contributors then but have faded away either they are making money in the industry and or are gone.If someone is successful with coach and is making money why would they be on BP  no reason  to. really other than maybe the market place and net work a little.. there is no earthshattering things taught on BP.. because real estate is totally in the public domain and it isn't that complicated to begin with... :)  And then even if they did post on BP everyone calls them idiots for spending the money etc etc.

Install Luxury Vinyl Plank flooring (LVP) throughout both units (Home Decorators Collection Blue Cedar Grey from Home Depot) Install new counter tops and cabinets in 2nd floor kitchen New Vanity/shower for 2nd floor unit Install 3 new windows Install Sump pump in basement Update washer dryer hooks (each unit) Paint all ceilings/walls/ trim ( Agreeable Grey from Sherman Williams) New appliances for 2nd floor kitchen (used from Facebook Market Place)Holding Costs: $8,271 4 months of $1,284 interest only payments Taxes Utilities 6 months Builders Risk/General Liability Premium After all said and done I spent $28,397 (not included holding costs) and was under budget!

This is one reason why a 6 to 10 unit building has a higher CAP rate than say a 50 unit building, more risk (i.e. cost spread over fewer units in the 6-10 vs the 50).The cost of capital: Since the Cash Flow orientation is an arbitrage, it would stand to reason that the more you are going to pay out, the more you need (or want) to make (it's another proxy for the risk).Experience: The more experienced investor, the better understanding of risk in the marketplace... this is why BP (and everyone else) pushes having a mentor, reading, understanding, collaborating etc.
