Use Furnished Finder to study comps, and talk to some local property managers to see if they can help you get an idea.Once you have the gross income potential number, take that and back out all of your expenses.

I have been managing family property with my husband the last 3 years.  

I worked in Management for 10 years out of college, and the last 2 years of my Management career I was working as a part time Realtor, building the foundation for my career before jumping in full time. 

They're taking massive fees 2% on assets they manage, 20% on increases in net asset value, large salaries for only $7-8m assets, they are self dealing with a $2m in promissory notes that pay Dutch's other entities 10.95% interest. i think the 36% return might be before all these fees or for his 3 other entities that lent the company money at a very high rate.source: their sec filings https://sec.report/CIK/0001721...

I manage 400 rentals and have never had one.

I will be moving this property to my other manager as soon as I can!
