So I am preparing to started a business in wholesaling, yay me :), and one of the major components I have been tinkering with is how to ensure what I have on my hands is an actual deal.

Some may advise to give them a chance, that would be a major mistake that will only cost you time and money.

It's easiest for me but there are plenty of other competitors with similar products, for what its worth.I used a commercial loan and an LLC to limit liability. 

Try to get extensive knowledge of all the DPA programs in your area not for guidelines but for product purpose.  

Hopefully you and I will have a much more productive relationship than your previous experience.  

Buying a more expensive home is counter productive to your investment plans.

The majority of wholesalers I've dealt with are shady and they don't get care about building relationships for the long term.

(Think Seaport, and Southie)Do note, that the properties you will likely come across in these areas will require major work; so I strongly believe that building a team that can provide rehab and other construction work will be a major asset.
