Hi Cory,(1) Housing next to a Taconite rail line...it might sound like WWII Dresden all night long...Maybe (before you commit to build) spend 7 days and nights up there in a camper and see if it's loud and booming enough to make everyone move away.All of those mines in that area--I'd assume 24/7 rail activity.(2) Is this a big rental area?

I would much rather have a rock-star team (agent, lender, inspector, property manager, and contractor) in an average market, then buy something in the best market without the right people to support it. 

Find a fixer upper, improve it some, move in...get your piece of the Rock and finish your studies to get your License.

Southwest Austin is already home to several premium master planned communities: Circle C, Rim Rock, Parten, Belterra, Amara, and more.
