Though it might be naive, I was thinking of a buy and renovate project that would cost between 150k and 200K.Any recommendations and/or resources towards this goal would be greatly appreciated.Hi Damion I have a long time friend that has been doing fix and flips in Philly for the last decade..he’s certainly done very well for himself. 

There were two here last night and I was at one this evening. 

I have one property as long term rental and my husband has one long term rental and 1 STR.

The second property company was ok but at the end of last year they abruptly sent me notice that thethere was going to be a new one starting the following moth.

I have been investing in this market for the last 10 years.

In fact, Burlington permitted over 900 new housing units over the last year(that's 10% of their population)!

My question is should I hold the property and put a long-term tenant in the place?

When that house used to be a long term rental, the woman downstairs would complain about the people up top making noise, but it's been a none issue since the conversion
