She was not a qualified tenant.I changed the locks and am looking for a tenant.Do I owe the original tenant any notification or can I proceed to get a new tenant in there ASAP?

I've talked to one of the few lenders from a major bank that does vacant lot loans that then convert to a construction-perm loan, but he claims the rates are locked at ~20% down, 4-5% for 30 years (I can provide more details on specific terms).

I have a client who is purchasing an investment property here in OK and he's locked into 3.5% interest rate with a buy down. 3.5% ON AN INVESTMENT PROPERTY.

Thank you in advance Hi Michael,I'll address the scratching issue.The LVT WILL get scratched on move-in/move-outs and from random things being moved on it over time (plan on it).If you use the click-lock type replacing a single scratched piece will be a bigger (more costly) job than if you use other types.Replacement of a scratched piece (vs the whole flooring system) is a repair cost.Also, if you plan on getting 27.5 years of use out of that floor--it might look very dated way before then.Tastes/trends to get market rent seem to change about every 10 to 15 years (colors, etc...).

While each bank will have its own requirements, a typical scenario would be minimum 20% down, 5%-6% APR locked during the first 1-7 years and then changing to variable rate, and amortization of 10-20 years.
