It is way too easy to throw FHA off, even in the last minutes before closing.

We paid about 5k to replaster and retile the waterline of a 25000 gallon pool...blueish quartz plaster mix last year.

Lastly, the bathroom budgets are significantly out of line with what I would have expected.

Over the last 5 years we (@Sam Wilson and I) have developed a pretty cool and detailed system for tracking preforeclosures in Tennessee - primarily in Memphis and surrounding counties (but could easily be expanded to any other county or city).  

I've been involved in the Indianapolis and Kansas City markets, which are two very affordable markets, but I can tell you that nothing in an area that you would want to invest is only $40K, especially with the surge in pricing that those markets have undergone the last few years.

I spent 5 hours last week googling how to open a zoo- Should I get to take a business loss because I drove  a couple hundred miles this year and paid to visit 4 zoos?

why not try lending in Australian real estate market. properties have doubled in the last 7 years.
