I'm still relatively new to being a landlord, so I'm looking for what is customary language in tenant leases.I've recently purchased a property with a tenant and am developing a new lease for that tenant. 

I'm not flipping the home, only looking for cash flow/landlord. 

My friend is already a landlord and says a 2BR unit goes for $1800.

I think you're also end up paying for amenities that you don't get the return on....for example pool, yard, fitness.There's also more chance for things to go wrong.

Hello all, I stumbled onto the forums because of Brandon’s book but I’ve been a landlord for the past 6 years because of a divorce and now it’s Time to be Proactive and not reactive.

This doesn't preclude the fact that just because it's generating income doesn't guarantee you'll actually make a profit, of course.I'm also an investor and landlord.

While the cash flow seems ok, i'm worried when it comes time to sell, it wouldn't make sense because if banks won't lend on it, then you loose a HUGE buyer pool. 

We have plenty of tenant interest at asking rent price, but I am reluctant to enter the landlord role. 

They'll consider you the big, bad faceless Landlord who's ridiculously wealthy and won't be hurt to replace a stove/refrigerator/furnace/etc.
