I've been snooping around this website for around 1 and a half years and feel its time to start asking some questions that pertain to the goals I desire to shape towards being successful in Real Estate Investing.One of my goals is to earn my Real Estate License this year and to under go training through Keller Williams.

Perhaps we could meet for coffee or lunch to discuss the deals you've been a part of and brainstorm some of the issues you are having with your processes and go from there?

So far, we have not had an issue with abuse, but as @Neil Metzger mentioned, that is always a possibility.  

I have a steady income through another business that I enjoy and will not be leaving anytime soon so income replacement is not an issue and I surely don't need another job as a flipper or wholesaler.

The two risk factors I see in this scenario are: The Class A- property allows me to leverage my cash into a better property in a better neighborhood minimizing the risk of higher vacancy rate, the need to rely on subsidized rents, and getting a better qualified tenant mix for the long term, minimizing the possibility of fewer headaches.The Class C/C- property comes with a lot more cash flow due to there being no debt on the property, however it also comes with a lot more risk in the form of all the issues that come with renting a C/C- property and there seems to be a lot of them.

Hi Everyone,The apartment community that I own a building in, has been having an issue with the public coming to dump their trash in our community dumpster.

The only issue is there is 1 boarded up house about 6 doors down.

If there are any huge issues with a gravel basement, I would like to find out now, as we could get out of the contract before we pay the inspection fees. 

But he's on vacation for the week and I'm curious.I have a rental that has been having issues with clogged main sewer line.
