Are you looking for instant cash flow (and how much), or are you looking for something that will appreciate by a certain amount over a certain duration?  

Moreover, to win at a realtor ethics complaint, you have to show that the agent was malicious.

When I did a quick glance in, I was instantly scared & disgusted. 

Right now the sellers are still winning but transactions numbers for January and February are already down from last year so you're beginning to see some buyers drop out.

For you to win a case against the previous owner you would likely need to show that they had knowledge of the actual zoning and misrepresented it.
