The construction cost has been soaring in the last 3 years in the Bay area (I work in the corporate construction industry and our project management office is forecasting 10% fee escalation in all of the MEP trades in this year).

I'd assume it would be the latter since most lenders are going to already discount the Gross Proceeds 25-30% as part of their calculation.Sorry to put you on the spot because I can probably ask a lender this question but figure you may know if you're already using the BRRRR strategy.

Andrea there are a few ways of looking at this... some will tell you the other is a glorified lead source that you are paying 50% profits to.. i view it more as if you dont have other deals going on that make you more then the 50% you are going to make working leads provided then you are in a great spot. if you have a job working for someone else you already trade your time for money... so why not do it when it is something more lucrative.
