Everyone i spoke to did not replace wire.just remember; all drywall 12 inches above flood line, cabinets, doors, flooring(tile should be fine), maybe the a/c equipment, window stools, baseboard, insulation, outlets (at least) and it took us 3 months with multiple fans and humidifiers running to get all the wood back to acceptable moisture content.

I say go for it but make sure your contract clearly states what is to be done to the property and should also include a timeline.

I assume pros would include more consistency in rent despite any vacancy and it would be very expensive for this tenant to move 11 homes, but less control of tenant quality, etc?

You could tie it up with a standard contract amended to include "outs" for you on interest rate changes and property appraising at a certain level and changes in your personal financial situation.

That's what a Crime Free / Drug Free addendum covers.. you should include that on your leases.If your fined pass the fine on to tenant.I'd give them a mutual lease termination notice out in 7 days or you could file for cause..
