You will then need to decide how to manage the property (self vs professional PM) but that should be included in your analysis.I am house hacking now but plan on moving out when my time is up so I can begin cash flowing.Best of luck!

Ignoring that rule given that this is BRRRR and not a flip, if you want to be able to pull all of your money out it seems like you would need to get it for no more than $58k (including closing costs).

As I sit here thinking about creative ways to fund a deal, including hard money, I have come across the idea of a Solo 401K plan and loaning to myself from the plan.Key facts that I can find are:  5-year term (normal prin+interest payments required at least quarterly), Larger of $50K or 50% of vested balance is the max loan, no credit check or specificity required about intended use of funds, failure to make payments/payoff on time are that plan treats it as a taxable distribution (early in my case), can loan at a reasonable interest rate which sounds like can be a prime+ type rate.....last WSJ prime was 3/22/18 at 4.75%.

If so, doubling expenses to 31k including vacancies, repairs, 2x utilities would put it at a 11 cap rate.I would estimate lot rent as $350x 60m 189kAnd each home at 29k x9 261kTotal 450k, and these numbers are on the high side.Cap rate at 450k and most aggressive expenses including 10% vacancies and 10% repairs is 14.7Was appraised a few years ago at 550k before 20k homes flooded in our parish, and these were not one of them.

@Patrick O'ReillyNOI is income-expenses, but the expenses for NOI do not include Principle and Interest.

Hi All,My Tennant is taking me to Washington small claims court, to ask for Security deposit full refund because I got late to pay ( paid on 26th day, instead of 21st day)- due items included Past due rent, Tennant did not pay, and now asking it back!
