If you have savings and are working in NYC, a lot of people would consider maybe house hacking in an area like Bayonne or Jersey City, depending on what you can afford.

One unit is a 3 bedroom house with two bathrooms.

We have a dire housing shortage in Milwaukee, so the market is competitive and everything worth buying sells quick and usually with multiple offers. 

Just need to determine whether to buy out or sell for this house.

My idea is to purchase a property with a division (or the possibility of one) so I can place her in a small apartment 1/1 and rent the rest of the house to offset the Mtg as much as I can.As things are today its been impossible to find something that covers it all, Im seeing that I would still have to come up with some cash every month.I met with a lender yesterday and he presented to me an option for a 5% down loan.

if so where and how do they currently find housing?

Out of state flipping is sprinting.Get experience hyper-local first (as in you could practically walk to the flip from your current house).
