You need to pay income tax and self employment tax.

If there's one main employer (or most employers rely on a specific industry) it's a riskier investment, of course.But if there are lots of little, different employers in different sectors and the unemployment is low (and the population isn't tanking) then it could be a good investment if the numbers make sense.

I have good credit and good income, but I couldn't close because I'm self-employed so my income qualifications don't seem to migrate unless I live in Florida for a year first.

You will pay extra 15.3% as self employment taxes when you are classified as dealer.

You have no idea if they have the ability to pay your rent, because you did not do income or employment verification.

I've got a map the breaks down the city I can upload, and there are a couple of people on here who have done writeups on employers and stuff like that.

Thankfully my employer will let me work remotely.

Run a credit and background check and verify employment / earnings to make sure the tenant can afford the home.
