. - Old windows, old roof, structural issues, age of plumbing, electrical- I calculate Cap, NOI, GRM, CoC but they never really give me much more than a standard 3% Cap, 1.5% CoC ball parck.In residential its so much easier as you can look at the historic property sale prices to get a gauge of where it has come from but with commercial there is no way to see it unless you ask the broker.
