Anyone have experience on BRRRRing a historical property?

We are newborns to real estate investing. BRRRR feels like the correct first step for us. My partner and I are both fairly well experienced rehabbers in our early, middle age. We have been approached with an opportunity to purchase an early, 20th century duplex. It is in need of complete renovation, including some foundational work. We have some contractors' information and I (a retired firefighter with a background in building construction and architectural drawings) would be general contracting it. The neighborhood is a B+.

Anyone willing to give guidance that has experience working with deep renovations or historical properties, please let us know. We're under a bit of a timeline as the current owner is a personal friend, but is wanting to list it if we do not want it.
