Newer out of state investor who lives in VHCOL area (though used to live in TN) and thinking of buying a townhouse property for STR.

I have been asked to testify about how a change in zoning devalues the property.I am seeking cold, hard facts to back up my testimony.

He's reliable, trustworthy, and pays great attention to detail. 

However, beachside is pretty much a ghost town of what it used to be in the 80's and 90's and the tenant pool is less than desirable.With regards to the recommendation to look in Brevard County, I would also echo that as a solid market to get into.
