They have 3 big dogs and 3 cats; however, I am getting $100 bucks a month more out of them then what the area calls for and they seem like "good people", so if the dogs chew some horse hair plaster or the cats pee in the corner, it's not a great lose..

@Tyler Zanini You can always get away with painting the cabinets, to add artificial character paint the Cabinets, wait for paint to dry.

Rehabs are pretty much drying up in my area even though I do not do them and I am seeing bank foreclosures drop more carpet and paint now from the olden days to land that owner occupant instead of the investor flipper or buy and hold rental landlord.
