Heat pumps are great - make sure you educate potential tenants on how frickin' awesome it is to have the most efficient, green, zone specific heating and cooling option available!

Plan on HVAC too as most cities will require a permanent heat and/or cooling source depending on your locale for the electric permit.

Properties with issues are selling now but once the market cools down they might be harder to sell.  

Hello BiggerPockets Community,I am working on a renovation project to replace a central heating plant with decentralized heating, cooling and domestic hot water and would love to hear about other people’s experience with this type of project.The building has 15 one-bedroom apartments and is located in Connecticut (climate zone 5).

Tenants emailed me this AM - fridge not staying cool, food spoiled.

@Steve Morris i paid 66k  in property taxes this week, so yeah.... i dont like paying more - but its the system we have and this system allows me to do pretty much as i please / which i think is pretty cool.

About 6 billion dollars have been invested in the downtown lakefront area allone over the last five years and it shows.I am working with more and more relocation clients and when I ask them they say Milwaukee is cool, they like the vibe.

But i have seen agents to have  MBA's or PHDs  use that to self promote and i think that is cool as well.
