This is where percentages lie.  4% in RE is a greater return than 10% in the SM,...and that 4% is locked in, but the 10% in the SM is not locked in, and is an illusion. 

But like they say the numbers do not lie.

I don't know what courts look like in TX, but in the Los Angeles area of CA, a tenant can in reality draw out the eviction process to as long as 8 months easily by various tactics (incorrectly filling out forms, using different addresses, initiating bankruptcy, lying, and so on).

These people lied by omission at the very least and outright lied if you asked if you would find anything, if you didn't ask start doing so.

They've been duped into thinking that ALL wholesalers operate illegally and constantly lie to people.

. - comps should lie within the boundaries unless you have solid evidence that properties outside the boundaries are similar & I mean actual evidence, numbers.- make sure properties follow appraiser guidelines for GLA (comps should be within 25% GLA variance)- comps should have sold on the MLS.

RE agent lied about it being warrantable- I did ask, and he claimed he had sold several units with conventional financing.

Numbers don't lie and they have no emotion.
