Surprisingly, many of those markets have a few 5-10 unit deals that you can buy and use a 30-year DSCR loan to finance. 

Our astute clients, armed with 30% investment into the property, are gearing up to transform these units into coveted condos.

If you have multiple loans the ones with the most months remaining will cost the least and save the most.

You can look into a portfolio loan but getting one for 2nd position will be tougher.

Luckily for us the issue was not huge, but we missed the inspection window before we found that out. 203(K)’s have higher rates than standard loans, so consider the timing of your refinance (especially in todays environment).

If they do not allow then the loan can be "Due on Sale" and violate your agreement.

When I'm done with the rehab, I rent out the property and refinance into a conventional loan.
