You are setting yourself up to fail very big.

This will clear your mind and slow down the process which, ironically, will speed up your progress.

For example, the first property that brought me to MGM is in Regency Park (I overpaid for property and overpaid for rehab) but I'm cash flowing nicely and property values have gone up.

A lot of times there are some title issues with these types of properties that you'll have to clean up, but they are generally fairly easy to resolve.

I just don't see true demand picking up, unless SFRs crash but I do not believe they crash.
